Time to Buy a Home in Castle Rock

Now....Just might be the time to buy a home in Castle Rock.  Why, you say.  Well, for a variety of reasons.Castle Rock, Colorado

First of all, inventories are at historic lows.  If you have been out to look or looked online, you will quickly find that there are few NICE homes to choose from.  There are homes that need updating, or work and consequently money, but the ready to move into homes are sometimes hard to find.

Don't forget that interest rates are at historical lows and hovering around 4%.  That is great.  If you have not talked with a lender, you should.  You will be amazed at the conversion of rate to the payments and how much home you can afford.

The market has really changed.  Home sellers are not often aware that the market is doing as well as it is.  They soon figure out how they can sell quickly.  However, often they are still short of the amount they may have paid or that they feel they need for the home.  Denver home sales are up 19% while inventory levels are less than 1/2 of 2010 numbers.  

Under Contract or Pending sales have increased by 43% over 2010 figures.  Which just adds to the lack of choice you will find as you shop.

Castle Rock has a population of nearly 50,ooo residents and is located 20 minutes south of the Denver Tech Center.  Many people work in the Denver area and the commute is very much like some of Highlands Ranch, though more traveled on the highway.   Castle Rock has a small town feel, but all the amenities that a up and coming community would require. 

Depending on the value of the property that you are considering, many people consider living in The Meadows at Historic Castle Rock.  Values here can range widely from $250,000 to $600,000+.   The Meadows at Historic Castle RockNew construction properties are available with Richmond, Village, Oakwood and others.  Resales are avaiable and this ia an area where builders and resales co-exist well.  Builders have been busy and most have no current inventory so you can build, but the wait time will be 6-18 months.  Yes...in some areas the builders are so busy that it can take well over a year to build.  If the builder tells you a timeframe, always add some time to it since it will likely take them longer than they will tell you.

Should you list your home during the holidays, here's 10 good reasons

Top 10 Reasons to list your Denver CO Area Home for sale during the holidays:


1.  If the buyers are looking in the cold and wet months of November and December, they must be serious.  The buyers looking at this time of year are generally more serious about the purchase.

2.  There are fewer homes to pick from.  Remember we have serious buyers and with less homes to compete with for their business can mean more money for you.Sell Home Holidays

3.  January is a high time for listings to be put on the market.  If the supply of inventory will increase during January then you would have a jump on the market during November and December.  This can mean a quicker sale and consequently more money.

4.  This could be up for discussion, but some people believe that homes look better when they are decorated for holiday festivities.  Remember, not everyone celebrates Christmas either but many do.  Too many decorations can distract the eye of the buyer to look at your festive decorations and not your house.  Be careful.  A little decoration goes a long way.

5.  Buyers are emotional during the holidays and so they may want their family in prior to Christmas or New Years to celebrate in their new home.  That means they may be willing to pay more to get that memory for their children if that holiday is important to them.

6.  Showings during the weekday can actually have more people when commonly they would be at work.  People have more time off of their jobs and so if they do not have shopping to do and they prefer to shop for a home, we would love to sell them one, wouldn't we?

7.  Depending on their situation, the buyers may have reasons to buy a home prior to the end of the year for tax purposes.  This motivates the buyer to buy a home and when time runs out for them they would rather get it than haggle for too long.

8.  The month of January can be a month where employers are ramping up and have transferred people into the area to begin their new positions.  Sometimes these people are looking to rent if they are too rushed or not motivated by the market, but you can be ready for them if your home is on the market and ready to go for them as they transfer or start their new job.

9.  Sometimes people will want to buy the home for tax purposes etc. and then delay moving in until early in the year.  You could get your cake and eat it too if you want to sell but wait until February or March to move out.

People considering buying a home in todays market are astounded by the number of choices they have when looking to buy a property.  Though there are many choices, there are still many that are in poor condition or have some disappointing factors such as lot, floorplan, fit & finish, material choices, colors etc.  Mountain ViewsIn fact, it seems easy to see the reason why a home is not selling. Not everyone wants to buy a home renovation project and not all sellers are motivated or capable of doing a rehab or preparing their home to the level that high end buyers come to expect.  Those buyers who have great credit, money to put down and are looking at luxury homes and properties over $1,000,000 have many homes to pick from and can find elegance, style or whatever you desire in the available properties.

However, all to often, even after looking at luxury homes, like homes in Castle Pines Village near Castle Rock, Cherry Hills Village, Highlands Ranch, Evergreen, or Denver Country Club, they may not find what they are looking for.  Just because there are many choices, a buyer in that price range is able to have high expectations and many of the homes have a factor which disappoints a would be buyer.

Trees & Mountains Close to DenverGood lots to build on are generally not easy to find, though with the current market conditions there are options.  Buyers can find a good price on land at this point and the cost of construction is down in many aspects.  Though the cost of some construction materials are generally high, others have come down in price and many contractors are finding good deals on labor since there are people looking for work.  Buyers for high end luxury homes are consequently able to build new luxury homes for less than you would think.

According to www.homeconstructionimprovement.com between January 2007 and January 2008, framing lumber fell 15.6 percent, insulation 3.6 percent, and wallboard a whopping 22 percent. Since 2008 additional cost reductions have followed to interest potential buyers.

So what does that mean in the great scheme of Denver Real Estate? Low material costs, construction workers interested in getting back to work and low interest rates all may possibly offer buyers a good time to consider building that home of their dreams, do that addition or begin that remodel that makes their home new feeling again since many have decided to stay in their current home for now.

Only a few years ago, contractors were busy and may have not had time to pay attention to the client.  Some contractors who are still in business, are right sized and provide a quality product or service are still doing well in this economy.  Many of those who did not perform to that level have been weeded out.
