Should you list your home during the holidays, here's 10 good reasons

Top 10 Reasons to list your Denver CO Area Home for sale during the holidays:


1.  If the buyers are looking in the cold and wet months of November and December, they must be serious.  The buyers looking at this time of year are generally more serious about the purchase.

2.  There are fewer homes to pick from.  Remember we have serious buyers and with less homes to compete with for their business can mean more money for you.Sell Home Holidays

3.  January is a high time for listings to be put on the market.  If the supply of inventory will increase during January then you would have a jump on the market during November and December.  This can mean a quicker sale and consequently more money.

4.  This could be up for discussion, but some people believe that homes look better when they are decorated for holiday festivities.  Remember, not everyone celebrates Christmas either but many do.  Too many decorations can distract the eye of the buyer to look at your festive decorations and not your house.  Be careful.  A little decoration goes a long way.

5.  Buyers are emotional during the holidays and so they may want their family in prior to Christmas or New Years to celebrate in their new home.  That means they may be willing to pay more to get that memory for their children if that holiday is important to them.

6.  Showings during the weekday can actually have more people when commonly they would be at work.  People have more time off of their jobs and so if they do not have shopping to do and they prefer to shop for a home, we would love to sell them one, wouldn't we?

7.  Depending on their situation, the buyers may have reasons to buy a home prior to the end of the year for tax purposes.  This motivates the buyer to buy a home and when time runs out for them they would rather get it than haggle for too long.

8.  The month of January can be a month where employers are ramping up and have transferred people into the area to begin their new positions.  Sometimes these people are looking to rent if they are too rushed or not motivated by the market, but you can be ready for them if your home is on the market and ready to go for them as they transfer or start their new job.

9.  Sometimes people will want to buy the home for tax purposes etc. and then delay moving in until early in the year.  You could get your cake and eat it too if you want to sell but wait until February or March to move out.
