What Denver CO, Area is right for me?
There is much to consider when looking to buy a home in Denver CO's Front Range area like what town, do I search in? Castle Rock, Castle Pines, Highlands Ranch, Greenwood Village, Parker, Englewood, Littleton all sound like nice names, but where do I want to live in Denver can be hard to answer when you are only visiting a website.....or maybe not? There are many citys to choose from, and many people searching for homes have never been here before and are unfamiliar with the area. They may have heard of Denver obviously, or maybe Boulder because of watching CU football games or something, but many do not know the area well enough to know what area they may want to live in. If you plan to have a job in a certain area of town, like the Denver Tech Center or DTC as many call it, then you may want to live in South Denver so the commute will be reasonable. Still, you could live in Highlands Ranch, Castle Rock, Castle Pines, Parker, Littleton, Englewood, Greenwood Village etc. Normally, Boulder would be just too far for the average commuter to consider when looking to move here if they plan to work in the DTC area. One of the tools provided on this site is the Map Search. It will allow you to zoom in and out and see what area of town you are looking at, how many houses of the type you are wanting are available in that area, and what communities are nearby if you want to look elsewhere. It is confusing & there is so much to see:
With so many homes and areas to choose from, it can seem to be a bit overwhelming. Some people have never even been to Denver to do a home hunting excursion and so they can not know what area of town is right for them. If you have bought a home before, you know that there are certain parts that you just have to have in your next home. Provided your budget will allow, the list could be long and the features extensive. There are so many homes and generally there is not the "perfect" home. There is always something you may want to alter and that is OK. It makes your personal statement on the property that you find and improves it in ways that you understand and others will know after they see it.
Search & Automatic Email alerts:
This site is great for searching the MLS / IDX listings and get personal automatic email alerts or I will personally set it up for you if you prefer. Once you create a search and save it, you can always change your mind. You can add other searches, delete searches you are not needing any more or modify existing searches. You can have as many as you like or have none if that is what you prefer.
I need a real estate agent, but who pays them?:
Generally in Colorado, the seller pays any fees for Real Estate services provided by Real Estate agents or Realtor's. There are few instances where the seller is not obligated but is is not the normal situation. Your real estate agent can explain the process to you so that you will be totally informed and so that you do not have to be concerned that a large fee will pop out of no where. I work with buyers always collecting my fee from the seller and I can explain how that works. You will not have to be concerned about a surprise with me and I will explain how it works. Sellers are pleased to pay for the real estate agent to assist the buyer with the purchase they plan which converts to the best way for the seller to sell their home.
In Colorado, typically the seller pays for the Real Estate agent who works for the buyer or buyers. I can explain the instances where they are not obligated to pay the broker's fee but it is not the norm and is somewhat rare. I can explain the process so that the buyer can feel confident that they will not have to pay any of the fees to use a Real Estate Agent to assist them to purchase a home and they can focus on the purchase.
