Be ready...& ready to wait:

Be sure you have gotten with your lender to get financing pre-approval so if you find one you want, you can submit an offer.  If you submit an offer, it can take a while to get acceptance and there are no guarantees, so start your process early and be patient.  You may also have to be prepared to do some repair work as many Bank/Lender REO properties may require fix up.  It can also cost a lot of money to repair a REO so factor that in.  Also, since the bank may not want to do any repairs and may sell the property as-is like most properties are sold, you will want to inspect carefully and thoroughly.  

Foreclosures are not for everybody:

Not everyone has a stomach for the heartache that it takes to buy a short sale or foreclosure.  They take time and there are no guarantees.  If in the end, you are not sure that buying a Foreclosure property is right for you and you prefer to buy a property from a typical seller and not a bank, then search Denver homes for sale and specify that you are not wanting short sales and foreclosures.  You are not alone and if you buy from a typical seller, who is motivated and wants to discount to sell you can still get a great bargain.  It is difficult to separate short sales and foreclosures from the other sales in the MLS / IDX and the brokers that sell them do not all put the notice that it is a short sale or foreclosure in the same area, so you really have to look in order to know what you are dealing with.  Sometimes the only way to tell is to talk with a real estate agent who has access to further information in the MLS to research this for you.  If you are tired of sifting through listings because there are too many foreclosures and short sales, call Frank Nuebel at 720-273-3514 and I can help you find properties that are not short sales or foreclosures.
