Home Buying Process:
If you want to Buy a home in the Denver Area, but you are not familiar with the home buying process, you have come to the right place. Maybe you want to search homes for sale in Denver and found it can be overwhelming. Maybe you're a first time home buyer, a Denver Relocation buyer, buying a second home, or possibly you are an experienced investor.
1. Discuss your plans with a WELL QUALIFIED REAL ESTATE AGENT and discuss agency in Colorado.
2. Get in touch with a WELL QUALIFIED LENDER. INTERVIEW THE LENDER and begin the pre-approval process for a loan.
3. CONSIDER your PRICE RANGE and AREAS that most appeal to your BUDGET and begin looking online to see what is offered and visit with your real estate agent about properties they think are right for you.
4. Begin to PRIORITIZE THE FEATURES that are required in your new home. If the budget allows, then get everything but know what is important to you. You will then know if you plan to focus on a home, condo, town home, loft, foreclosure, golf course or horse property. Consider how many bedrooms you need, how many bathrooms you care to have etc. KEEP IN MIND RESALE for later.
5. Schedule time with your Real Estate Agent and begin looking at properties you have identified. This is where we SHOW PROPERTIES. This is where many people may want to begin, though getting a lender involved ahead is best.
6. Once you have seen a few properties, you will begin to know the current market offerings. Once you have seen some properties, you MAY feel you want to ADJUST your budget up or down, and possibly MODIFY the requirements you have initially thought to get the property that is right for you.
7. Soon, you will be ready to MAKE AN OFFER and begin to NEGOTIATE.
8. It is at this point after negotiations that the CONTRACT IS AGREED UPON and excitement begins. EUREKA!
9. Next will simultaniously begin the TITLE SEARCH and MORTGAGE CO PROCESSING VERIFICATIONS.
10. INSPECTION & POSSIBLE OBJECTION/RESOLUTION of items found.
11. SURVEY & POSSIBLE OBJECTION/RESOLUTION.
12. APPRAISAL AND POSSIBLE OBJECTION/RESOLUTION.
13. FINAL UNDERWRITING & LOAN APPROVAL & FINAL FIGURES.
14. TITLE COMPANY assembles DOCUMENTS.
15. IT'S CLOSING DAY!
