USE A REAL ESTATE AGENT, YOU'LL BE GLAD YOU DID!

Buying a New Denver CO House?

Your Real Estate Agent knows best!:

Ten reasons to use a Real Estate Agent to buy your next new home:

It might not seem necessary to use a Real Estate Agent to assist you with buying a home from a builder when it is thought that you can deal directly. However, by using a real estate agent, you have someone to protect your interests and guide you along the right path.  Real estate agents buy and sell homes everyday and know more about the pitfalls, the average consumer may buy 1-2 homes in their lifetime.  Consumers may think they have all the necessary skills to watch for trouble along the way and that they can save money by keeping the . Here are 10 reasons to use a real estate agent when buying a new construction home from a builder.

1.  Experience & knowledge of the Denver CO Area:

Your Denver Co Real Estate Agent will have experience and knowledge of areas you are interested in to help buyers locate pre-owned homes in a community, as well, the real estate agent will have knowledge of new construction built homes as well as developments and communities that match that client's specifications.  Buyers will know all the choices they have in an area if they use a skilled real estate agent.

2.  Builder knowledge:

A qualified real estate agent may suggest builders with reputations for delivering a high quality home, are responsive to issues, and are financially sound.  Keep in mind that you want to buy a home that you can resell quickly when you are ready to sell and a real estate agent will know what models are desirable to other clients.

3.  Negotiations:

Real Estate agents may be familiar with how the builder prices their homes and where there may be room to negotiate price, upgrades, closing instructions, points, landscaping etc.

4.  Sales Volume:

Without real estate representation, you are one buyer purchasing one home.  Builder's recognize that real estate agents can significantly impact a builder's bottom line by providing consistent supply of new customers. Builders realize that this works in your favor at the negotiating table. [Note: The builder may normally require your real estate agent to accompany you on your FIRST VISIT to the site in order to protect your right to utilize a real estate agent and their help.  By taking the Real estate agent on the first visit, you can also make sure that the builder will compensate the real estate agent so the buyer will not have to. Once the real estate agent has accompanied you to the site for the first visit and any times to negotiate, you could potentially decide if on later visits you may want to go alone when picking colors or asking questions about finishes.

5.  Lender assistance:

The lender approval process can go smoother if a real estate agent schedules visits, and accompanies you when going to visit with the lender.  Generally, the real estate agent may be able to point you in the right direction and be available for further questions once you begin the process of working with the lender or provide you with multiple lenders to choose from.  However, many times the builder may have a lender that they will offer or encourage you to use.

6.  Avoid Trouble:

On the surface, it may seem like a simple transaction.  It can then grow legally complex and risky. A Denver area Realtor is familiar with those challenges and risks.  When such questions come up, they can steer you to the right advisors and services you may require if they do not already have the answers.

7.  Local Denver CO Area and Front Range Info:

When relocating to a new area, real estate agents can be a particularly valuable resource. In addition to providing local area information which could be about schools, day care, public transportation, proposed development, care for elderly and so on.  If you are out of town and are unable to visit the progress of the construction, your real estate agent may be able to go there with the builder representative to review the progress and provide updates to the construction that has taken place since the last visit.

8.  What to pick?:

A real estate agent can assist you with the many design choices and provide insight to what upgrades could potentially add value to the home when it comes time to sell.  A good real estate agent is keen with knowing that buying it now is critical, but what if we want to sell it soon, will it be what buyer's want?

9.  Ask lots of questions?:

Your Denver CO Area Real Estate Agent can accompany you at the site while you review the plumbing and electrical locations prior to dry walling, as well as on the walk-through or at the builder orientation.  Your real estate agent may be able to offer suggestions to "what if" solutions while thinking through the use of the home.  They can not inspect the electrical or plumbing since they are not experts in that field, but they have knowledge of what you may want to have when you get moved in and they have knowledge of what other buyers may also like, should you decide to sell it one day.  You may have questions that only the builder can answer, but your real estate agent can work to get you those answers.

10.  The builder pays the Real Estate agent to help you:

Last, but really important, the builder pays the sales professional's commission so that you can have protection and assistance.  So, you get personal and individual attention and support at NO COST TO YOU.  Be sure to take your Denver CO real estate agent along on the first visit to see the builder so that it is clear that you are working together and make sure any fees the agent may have would be covered by the builder.  Builders may be reluctant to allow the agent to help later.  Potentially any money that they would have paid the real estate agent, if not allowed to attend the first meeting, could be kept by the builder while you may be left without assistance and are left to protect your own interests dealing directly.  If you want an agent to assist you later, you may end up having to compensate them yourself, so always begin your visit with the builder while your agent is there at the beginning of the process.
